7 Common Electrical Problems Found During Home Inspections

Electrical systems are one of the most important components evaluated during a home inspection. While many electrical concerns can be corrected by a qualified electrician, identifying these issues before purchasing a home can help buyers make informed decisions.

At Highview Home Inspections, electrical defects are among the most common findings we encounter throughout Park City, Waukegan, Gurnee, Libertyville, and the greater Chicagoland area.

1. MISSING GFCI PROTECTION

Ground Fault Circuit Interrupter (GFCI) outlets are designed to reduce the risk of electrical shock in wet locations.

Common locations include:

• Kitchens

• Bathrooms

• Garages

• Basements

• Exterior outlets

2. DOUBLE-TAPPED BREAKERS

A double-tapped breaker occurs when two conductors are connected to a breaker designed for only one conductor. This condition can lead to overheating and improper circuit protection.

3. OPEN JUNCTION BOXES

Electrical connections should be properly enclosed within approved junction boxes with covers installed. Open splices can expose occupants to electrical shock hazards.

4. REVERSED POLARITY

Improperly wired receptacles can result in reversed polarity, creating a potential shock hazard and causing some electrical devices to operate improperly.

5. IMPROPERLY INSTALLED WIRING

Loose, unsupported, damaged, or improperly routed wiring is commonly discovered during inspections and may require correction by a qualified electrician.

6. IMPROPER WIRE GAUGE PROTECTION

Electrical conductors must be properly matched to the circuit breaker protecting the circuit. Oversized breakers connected to undersized wiring can allow wires to overheat before the breaker trips, creating a potential fire hazard.

Common examples include:

• 14-gauge wiring protected by a 20-amp breaker

• Improper circuit modifications

• Amateur electrical repairs

7. OUTDATED OR UNSAFE ELECTRICAL COMPONENTS

Some older homes may contain electrical components that no longer meet modern safety standards. Further evaluation by a qualified electrician may be recommended when these conditions are identified.

WHY ELECTRICAL INSPECTIONS MATTER

Electrical defects can affect both safety and functionality. Identifying concerns early allows buyers to better understand the condition of the home and budget for future repairs when necessary.

Many electrical concerns are not visible during a typical walkthrough, which is why a professional home inspection is an important part of the home-buying process.
