Is an S-Trap a Plumbing Defect? What Homeowners Should Know

During home inspections, one plumbing defect occasionally found in older homes is an S-trap. While it may appear similar to a properly installed drain trap, an S-trap can create conditions that allow sewer gases to enter the home.
At Highview Home Inspections, we routinely evaluate plumbing systems throughout Park City, Waukegan, Gurnee, Libertyville, Lake County, and the greater Chicagoland area.
WHAT IS AN S-TRAP?
An S-trap is a drain configuration that resembles the shape of the letter "S" as it travels downward into the floor.
Unlike a modern P-trap, an S-trap does not provide proper venting and may allow the trap seal to be siphoned dry during use.
WHY IS AN S-TRAP A CONCERN?
Drain traps are designed to hold a small amount of water that creates a barrier between the home's interior and the sewer system.
When an S-trap siphons water from the trap, that protective seal can be lost.
This may allow:
• Sewer odors to enter the home
• Sewer gases to enter living spaces
• Improper drainage performance
• Gurgling noises at plumbing fixtures
S-TRAP VS. P-TRAP
A properly installed P-trap includes venting that helps maintain the water seal inside the trap.
An S-trap drops vertically after the trap and may create siphoning conditions that remove water from the trap.
Modern plumbing standards generally require P-traps rather than S-traps.
ARE S-TRAPS COMMON?
S-traps are most commonly found in older homes that may have been built before modern plumbing practices became standard.
They are frequently observed beneath sinks, laundry tubs, and other plumbing fixtures.
SHOULD AN S-TRAP BE REPLACED?
Correction is often recommended because S-traps may not function as intended and can allow sewer gases to enter the home.
A qualified plumbing contractor can evaluate the installation and determine appropriate corrective measures.
WHY PLUMBING INSPECTIONS MATTER
Many plumbing defects remain hidden until odors, leaks, or drainage issues occur. A professional home inspection can help identify visible plumbing concerns before they become larger problems.
